Bring on the rain! Yay for monsoon season! It has been hot but at least now it rains just about every day for a hour or so…it cools off the town.

As for real estate…we are busy here, not as many offers but buyers are still out there hunting for deals! If you haven’t looked lately there are tons of good deals out there.

Real Estate Statistics – 2nd Quarter 2010 sales for Durango Area

The Durango Area Association of REALTORS has released their MLS statistical data for the end of the 2nd quarter, 2010. The year-to-date information below provides a summary of residential, commercial and land sales in Durango and Bayfield. Although market trends continue to affect the median price in many segments, the number of sales increased in every category.

The extension of the First Time Homebuyers Credit had a very positive impact on the number of residential sales, with many buyers taking advantage of the $8,000 credit offered by the Federal Government. The percent of increase shown in the Durango residential market is elevated by comparison to 2009’s twenty-year lows. Inventory levels of homes for sale remain high, creating a strong buyer’s market. A good selection of homes and very low interest rates create an ideal purchasing opportunity for the savvy buyer, yet many potential buyers are choosing a wait-and-see stance. In fact, USA Today reported on July 2, 2010 “Mortgage rates are the lowest in more than experts around the country are touting the increased affordability for buyers, noting that a 1% change in the interest rate is equivalent to a 10% change in value. The impact of today’s interest rates, as compared to seeking the lowest possible price, can create the highlight of a purchase and protection well into the future.

The gradual improvement continues. I set up 6 showings this morning to show a clients some properties…while setting them up, 2 of the 6 had just gone undercontract in the last 2 days. This is a sure sign that properties are moving. Telling my client that these 2 houses were already under contract definitely put a sense of urgency in his mind…“what? under contract? I better get moving fast so I don’t miss out on all the deals!”

The overall forecast for 2010 is looking good. All signs are pointing to improvement! The phones have been ringing off the hook, buyers are looking at it’s the middle of winter -which is normally the down season!

Typically the activity over the holidays is slower because people are traveling and spending time with family and friends. Watch for the market updates over the next couple of weeks and I’d bet you’ll see a steady increase in sales, pending listings and new listings.

With the holidays here and full on winter just outside our front door, we don’t expect too much activity over the next couple of weeks but people are still looking and calling with questions.

After the new year we do expect much higher numbers in buyers and sales. The crowd of ski vacationers and family visits are usually at their highest in Jan and Feb and with all the snow we have been getting lately, the skiing should be pretty fun!

With that said, here is the recent real estate activity over the last week!

* What has sold?

9 Homes have sold in Durango in the past week. Homes were priced from $188k-$625k.

-Average list price was $367K -Average sold price: $353k

-Average Days on market: 208

-Average sold price per square foot from these homes: $202.00-

- 2 homes were in town, the other 7 in rural Durango locations

Over the last few months I have seen the average sold price slowly rise and the average days on market slowly drop. The percentage of original list price and sold price has stayed about the same (between 8%-12%). This tells me that there are a few more buyers out there and the market is on a slow and steady rise.
