			<content:encoded><![CDATA[<p>Our local newspaper, the Durango Herald, has two local real estate articles today.  The forecast for 2010 Durango Real Estate and home sales is mixed, good on the one hand not so much on the other. <p>On a more positive note, there&#8217;s also an article on <a target="_blank" href="http://www.durangoherald.com/sections/News/Business/2010/04/07/Some_sectors_show_job_increases/" >Job Increases! </a>Keep your faith, things will pick up again soon.</p>

			<content:encoded><![CDATA[<h3>I can&#8217;t say it enough&#8230;it&#8217;s a great time to buy!</h3>
<p>There was an interesting article posted in this Sunday&#8217;s paper about the recent home sales in La Plata County.  The positive article brings up the recovery of the market and how the median home price is gradually falling.  Buyers are returning for the good deals and volume is up from last year.</p>

<p>The 1st time home buyer tax credit was extended to next April and the feds added a $6,500 tax credit for current homeowners who have owned their home for over 5 years.   With positive market statistics,  great mortgage rates and buyer credit incentives&#8230;the magic 8-ball says &#8220;all signs point to yes&#8221;!  Get it while the gettin&#8217;s-good!</p>
<h3>*****As for weekly statistics:</h3>
<p><strong><span style="color: #ff0000;">14 Homes have sold in the last week.</span></strong> 5 were in town, the other 9 were in rural areas of Durango.  This number has been gradually on the rise.</p>
<p>-The median sold price was $502,500 (gone up from last week)</p>
<p>-The average sold price: $526k.  (gone up from last week)</p>
<p>-Average Days on market: 193  (this is about average right now)</p>
<p>-Average sold price per square foot from these homes: $222.00 (going up)</p>

<p>In the week of 9-9 to 9-16-09 there were 5 sales in Durango real estate, that is Durango intown and rural. The good news is that there are over 70 properties pending sales, or marked under contract as the local realtors say. Given the tough market and lending situation I would venture a guess that about 50-60% of those actually make it to successful closing, we&#8217;ll keep you posted. These numbers compare to over 1000 listings currently marked active on the mls.</p>

Those thousand Durango real estate listings are divided about half condos and lower end and half single family residences on lots or land. <p>I&#8217;d concluded that the market is picking up, we are definitely seeing more activity from buyers, both from out of town and in. Emilio’s has a casual Mexican theme but the menu offers a wide variety of cuisine styles. This is a great spot for a group of diners with varying tastes. For breakfast you could enjoy a traditional Mexican dish like my personal favorite, Huevos Ranchero or indulge in an American classic like eggs made to order, bacon and a short stack of pancakes! Lunch offers combination dishes, sandwich melts and pasta dishes.</div>
