<p>When I first moved to Durango I immediately checked out the music venues and the Arts scene.  Even to this day I find myself attending any and almost all music shows, film festivals and art expos ~ but I have noticed a change in the last couple of years.</p>

<p>Getting a little chilly out.  These 40 degree temperatures remind us of the snow just around the corner.  In the winter it can be harder to sell your home.  Most people end up taking their homes off the market for the winter and renting them out to gain some income through the cold months.</p>
<p>Also most people list their home in the Spring, the average listing contract is 6 months ~ SO ~ in other words listing a house for sale in April or May means the listing could end in October or early November.  BUY NOW before it&#8217;s gone.</p>
<p>* Back to the statistics&#8230;.please keep in mind these statistics are for Durango, if you would like market statistics on surrounding areas, please let us know, we would be happy to email them your way.</p>
<h3><span style="color: #0000ff;">What has sold in the last week?</span></h3>
<p>5 Homes have sold in the last week. 3  in town, the other 2 were in rural areas of Durango.</p>
<p>-The average sold price: $426k.  (gone up from last week)<br />
-Average Days on market: 120 (gone down from last week)<br />
-Average sold price per square foot from these homes: $215.00 (gone up from last week)</p>

45 of the homes are in town, the other 43 are in rural areas of Durango.</p>

			<content:encoded><![CDATA[<div>I was just asked by a past client to reassess what they could sell their downtown Durango historic property for. It&#8217;s a 2800 SF home on a double lot, located on our historic Third Avenue, absolutely a great location. The house has some upgrades but is really in need of a serious remodel/rebuild. I thought I would share with you the advice I gave them(click on the links to listings for more information as well).</div>

<div>&#8220;About your house&#8230; hmmm &#8230;. we had it listed for $659,000 two years ago, when the market was better, and really didn&#8217;t get much response on that price then. Now it&#8217;s a different market, even tougher.</div>
<div>Here is a link to all active listings in the historic downtown area with more than 1800 sf, there have been no sales in this size range downtown in 2009&#8230;</div>

<p>I also searched for all in-town, 2-5 BR, over 1800 SF,  and here&#8217;s the summary. There are 81 listings and only 11 sold in the first 5 months of this year. Of these 11, 9 sold for under $500,000, one for $533,000 ($50,000 under asking) and one for $733,000 ($60,000 under asking). That means that 1. only about one in 8 houses will sell every 5 months and 2. 8 of 10 houses selling are under $500,000. and 3. it&#8217;s a buyer&#8217;s market. People are downsizing and definitely not spending what they did a few years ago.</p></div>

<div>All that being said I&#8217;d say we could list your house for $550,000 to $600,000 and not be out of line with other listings, but given the current market and buyers and the fact that nothing downtown has sold, if you really want to sell this year I&#8217;d price it at $425,000 to $475,000 at the most. I know that&#8217;s probably not what you want to hear, but I don&#8217;t think I&#8217;d be doing you any favors by not being realistic. You are probably better off waiting for the market to get better. Or sell at a loss and reinvest in cheap properties in Denver??? I&#8217;m sure you would get significantly more cash flow over there. (these clients have moved to Denver).&#8221;</div>

			<content:encoded><![CDATA[<p>As you may have read in the news, Durango experienced another fire downtown this past weekend, which gladly ended on a much better note than the downtown fire of last February. The Newman building on the corner of 8th Street and Main Avenue started burning early Sunday morning, and the response from the various fire departments was fantastic, and really deserves some recognition. It should probably be mentioned that our office is located just next door to where these fires occurred, so we are doubly grateful for the speed with which everyone responded to this emergency. More importantly, no one was injured in this fire, which is, of course everyone&#8217;s first worry. A hearty thanks to the hardworking and brave firefighters from Durango Fire &amp; Rescue, the Upper Pine River and Los Pinos fire protection districts and Durango Police and La Plata County Sheriff&#8217;s deputies for protecting Durango&#8217;s citizens and Durango&#8217;s historic buildings.
