			<content:encoded><![CDATA[<p><strong><span style="font-family: Times New Roman; color: #231f20; font-size: small;"><span style="font-family: Times New Roman; color: #231f20; font-size: small;"><span style="font-family: Times New Roman; color: #231f20; font-size: small;">The Durango Area Association of REALTORS has released their MLS statistical data for the end of the 2nd quarter, 2010. The year-to-date information below provides a summary of residential, commercial and land sales in Durango and Bayfield. Although market trends continue to affect the median price in many segments, the number of sales increased in every category. </p>
<p>The extension of the First Time Homebuyers Credit had a very positive impact on the number of residential sales, with many buyers taking advantage of the $8,000 credit offered by the Federal Government. The percent of increase shown in the Durango residential market is elevated by comparison to 2009’s twenty-year lows. Inventory levels of homes for sale remain high, creating a strong buyer’s market. A good selection of homes and very low interest rates create an ideal purchasing opportunity for the savvy buyer, yet many potential buyers are choosing a wait-and-see stance. In fact, USA Today reported on July 2, 2010 “Mortgage rates are the lowest in more than experts around the country are touting the increased affordability for buyers, noting that a 1% change in the interest rate is equivalent to a 10% change in value. The impact of today’s interest rates, as compared to seeking the lowest possible price, can create the highlight of a purchase and protection well into the future. </p>

It was reduce by almost $50,000 to $475,000 for a quick sale. This is over $100,000 below what these owner paid for the house less than 2 years ago.</p>

<p><strong>New Listings</strong> In Durango and area, including Bayfield:</p>
<p>You can tell spring is here by the fact that there are loads of new listings to choose from. In the past 10 days we had <strong>135 new listings</strong>, including land, priced from $35,000 for a lot in Forest Lakes to a $3.2 Million custom home in Tamarron. </p>

<p>Durango Real Estate is looking up again, as both the 1st quarter home sales statistics for 2010 and current sale pending numbers show.  </p>
<p>First, here is an excpert of the press release of the Durango Area Association of Real Estate on the 1st quarter real estate sales statistics (<a target="_blank" href="http://durangorealtor.com/images/Statistics/2010/DAAR2010PressRelease1stQtr.pdf" >click here for the full article and statistics</a>)  </p>
<p><span style="font-family: Times New Roman;">The first quarter is being compared to the same quarter over the last 3 years. For the </span> </p>
<p><span style="font-family: Times New Roman;">second consecutive quarter, the La Plata County residential market has improved with a  </p>
<p>higher number of transactions and an improved median price. Total residential  </p>
<p>transactions in the County for the 1st Quarter of 2010 were 131 compared to 79 last year,  </p>

<h1>Now for the weekly update blog </h1>
<p>In the last 10 days (April 10th through 20th) there were 19 sales in Durango and Area ranging in price from under $100,000 for a mobile home with no land to $670,000 for an Edgemont Ranch Custom Home. <a target="_blank" href="http://CREN.fnismls.com/publink/default.aspx?GUID=3a648960-1f2a-47fd-9580-813ef7624d06&amp;Report=Yes" >Here a link to recent sales</a>.   </p>
<p>There are 23 homes that went under contract (sale pending) in the past 10 days, ranging in price form  $100,000 to over $4 Million . <a target="_blank" href="http://CREN.fnismls.com/publink/default.aspx?GUID=a88cf6c4-9e78-418c-a89d-cae5a6b0cf61&amp;Report=Yes" >Click here for homes recently under contract</a>. Thats a good indication that sales are increasing.   </p>
<p>During the last 10 days we have seen over 100 new listings. Spring is traditionally the time where most Durango homeowner put their homes on the market. <p>I came to Germany 10 days ago with my son, Tony, to deliver him to a friend of mine and her family for a student exchange. We are in Regensburg and Tony is having a great time, <a target="_blank" href="http://tony-in-germany.blogspot.com/" >check out his blog</a>. </p>
<p>I was supposed to be back in the office today, but nature decided otherwise. Last week a volcano errupted in Iceland (really not that close to Germany) and now there&#8217;s a cloud of volanic ash over Europe, all airports have been closed for the past 5 days. I was rebooked to fly tomorrow, just found out that that flight is cancelled as well. By now the backlog is so huge that I have to wait another week to get on a plane (that is if the airports are open again).</p>
<p> Apparently the volcanic ash has tiny pieces of glass that get stuck in the jet turbines and can make the engines stop. Never heard of anything like that. <a target="_blank" href="http://www.usatoday.com/travel/flights/2010-04-16-volcano-flight-disruptions-worse_N.htm" >Check out this article.</a></p>

			<content:encoded><![CDATA[<p>Our local newspaper, the Durango Herald, has two local real estate articles today.  The forecast for 2010 Durango Real Estate and home sales is mixed, good on the one hand not so much on the other. Volume is up and prices are likely to go come down some, good for buyers.  <a target="_blank" href="http://www.durangoherald.com/sections/News/Columnists/Our_Economy/2010/04/07/Home_sales_slowly_find__a_balance/" >Home sales slowly find a balance</a> and <a target="_blank" href="http://www.durangoherald.com/sections/News/Business/2010/04/07/Brokers_2010_home_prices_may_decline/" >Brokers: 2010 home prices may decline</a>.</p>
<p>On a more positive note, there&#8217;s also an article on <a target="_blank" href="http://www.durangoherald.com/sections/News/Business/2010/04/07/Some_sectors_show_job_increases/" >Job Increases! </a>Keep your faith, things will pick up again soon.</p>
