Bring on the rain! Yay for monsoon season! It has been hot but at least now it rains just about every day for a hour or so…it cools off the town.

As for real estate…we are busy here, not as many offers but buyers are still out there hunting for deals! If you haven’t looked lately there are tons of good deals out there.

It’s been quite the ride in real estate in 2009. Tough for sellers, scary for buyers, I feel it can only get better. If you are buying, this is the first time in 15 years in Durango that prices are down and sellers are willing to negotiate. In my book, definitely a great time to buy.

Here’s what our Realtor Board President has to say about the Durango Real Estate Market:

“In real estate, it has been one of the most turbulent years in recent history. The first nine months showed a 30% decline in transactions, and the fourth quarter to date is showing a 13.6 % gain in transactions. This reversal has been a long time in coming, as 2009 is the fourth straight year of the down market, but it is with hope that we begin 2010.

The market should improve in the first half of 2010 as we work against low results from last year, coupled with the general consensus that the worst is over and the market is improving. The extended and expanded first time homebuyers credit and the other new incentives should help to propel the market to new heights in the first half. If the economy continues to expand and consumer confidence gains strength, we will find 2010 to be a solid year in real estate.”

Busy Busy Busy…the holiday weekend last week was a little quiet but ever since we’ve come back to the office, it’s been double the work load!

We are here and ready for action. Seems like the phones are ringing and buyers are looking.

13 Homes have sold in Durango in the past 2 weeks. Homes were priced from $299k-$879k.

-The average sold price: $401. Median $350K
-Average Days on market: 256
-Average sold price per square foot from these homes: $188.00/sf
- 9 homes were in rural Durango locations the other 4 were in town.

Weekly Market Update

This is the week to buy!!!!

Getting a little chilly out. These 40 degree temperatures remind us of the snow just around the corner. In the winter it can be harder to sell your home. Most people end up taking their homes off the market for the winter and renting them out to gain some income through the cold months.

Also most people list their home in the Spring, the average listing contract is 6 months ~ SO ~ in other words listing a house for sale in April or May means the listing could end in October or early November. BUY NOW before it’s gone.

* Back to the statistics….please keep in mind these statistics are for Durango, if you would like market statistics on surrounding areas, please let us know, we would be happy to email them your way.

What has sold in the last week?

5 Homes have sold in the last week. 3 in town, the other 2 were in rural areas of Durango.

-The average sold price: $426k. (gone up from last week)
-Average Days on market: 120 (gone down from last week)
-Average sold price per square foot from these homes: $215.00 (gone up from last week)

Currently there are 88 homes with sales pending (this number has gone up since last week), prices range from $110,000 – $2.9 million.
The median price is $374,000.
45 of the homes are in town, the other 43 are in rural areas of Durango.

Wednesday Market Update 9/23 sold and sales pending

Here is a quick weekly update on what has sold, what’s under contract with a sale pending and what’s newly listed in Durango.

*** SOLD: 3 homes closed in the last week.

Sold Price: $348,000. $390,000. $394,000. 2 where in town condo/town homes and the other was a single family home outside the “city limits”.

Average days on market, aprox 200. From these 3 homes, Seller’s came down an average of aprox. $25k from originally listed price.

***SALE PENDING / UNDER CONTRACT: There are currently 81 homes under contract. 36 of these homes are condo/town homes. The other 45 are single family homes. 44 of the properties are in town and the other 37 are rural areas of Durango.

It is my assumption -about 1/2 of these homes will actually close.

*** NEW LISTINGS: There are 14 new listings this week, prices ranging from $139-$749, mostly single family homes with a few condo/town homes and 2 manufactured homes.

In conclusion, a similar feeling to last week, we continue to agree that the market is picking up, we are definitely seeing more activity from buyers, both from out of town and in. People are looking for a really good deal and first time home buyers are trying to find a house before November when the $8,000 tax credit runs out.

5 Easy First Time Home Buyer Tips

“How much can I afford?

# 1.

Contact a local lender. With the daily changes in the mortgage world, you need up to the minute information. It’s important to know what you can reasonably afford, what kind of interest rate you get and any extra expenses you should expect.

* Shop around, and let the other lenders know you are in the market for a good lender, if they know they have competition -they might offer you a better package!

- I am happy to provide recommendations on lenders I have worked with, know and trust.

“Do I really need a Realtor?”

#2.

Find the best Realtor for you. Having a professional Buyer’s agent on your side looking out for YOUR best interest is key. When you call the phone # on the for sale sign you will reach the agent listing the house, they will have specific helpful information about the property BUT…do keep in mind, when considering a contract, they are working for the seller, and for the SELLER’S best interest, not yours.

In most cases the commission is paid to the buyer’s agent from the seller’s closing, not from your pocket, so you get full representation for FREE! Interview a few different agents just as you would a lender. See who is the best match for you. It’s important that you trust your agent and feel comfortable working with them.

“I want to buy a foreclosure!”

I understand the concept of wanting to get a “really good deal” on a house, this is a great time to find good deals…who wouldn’t want a good deal?!

…BUT, if you are considering going through the process of buying a foreclosure, I highly recommend extensive counsel from your Realtor, a lawyer and tax accountant. The process is not as simple as one might think. The liability (such as backed up liens or 2nd mortgages) from a distressed property can be costly, stressful and time consuming to deal with. Not all foreclosures and short sales are difficult but knowledge on what to expect and making the right choices for your situation are very important.

“Do I really need to get an inspection? The house looks fine.”

Answer: YES. Getting a home inspection on the house you are buying is one of the most important items to take care of. Even on new construction, having a professional inspector check the quality and current condition of the house is vital! When making an investment of hundreds of thousands of dollars on the line a $200-$300 inspection is worth every cent! I have the names of several great inspectors if you are looking.

“I want my property value to grow, how can I gain equity in my new home”

# 5.

Keeping up your property healthy and maintaining your new asset is very important! Something I recommend to my buyers is to put aside 1% of your purchase each year to put toward improvements. You most likely won’t even need that much but repainting, cleaning carpets, upgrading fixtures…a little bit can go a long way over the years. You owe it to yourself and it will help your property value go up over time. Not to mention enjoying a nice well maintained home while you live there.
