I see prices coming down in Durango. Of the 15 sales last week about half of closed at $50,000- $100,000 below asking price. We’ve had a sale to asking ratio of under 3% for years and years. I suspect we’ll see that change here. If you are buying now’s the time to try and get a good deal. Call us if you’d like help.

I’ve been engaged in taxes for lengthier then I care to admit, both on the individual side (all my working life story!!) and from a legal viewpoint since passing the bar and following up on tax law. I’ve supplied a lot of advice and righted a lot of wrongs, and I must say that what you’ve posted makes complete sense. Investing in property is not a child’s play. You do not only need to be the right person present at the right time at the right place, you are also required to have all the right things to take the deal to the end! I too am a property investor and still keep having regular ups and downs through the process. Being a property investor, have a huge network of friends who have helped me along the way but there are somthings even they cannot fully help me with. A good property investors companion was what i always needed and i found that! Thanks!

Great insight Claudia… There is great opportunity out there right now in Trustee’s states. In fact I attended an auction in Phoenix earlier this year and was hooked. I started out with a hard money loan LTV 70/30 … made a smooth 30k, and went off to the races… In fact I’m currently building a website to focus on offering a bid service for out of state investors looking for Foreclosure investment properties in AZ.
