<p>5 low-cost things you can do to go greener at home<br />

<p>When that certain lovable Muppet Kermit the Frog sang “It isn’t Easy Being Green” so long ago, chances are pretty good that he wasn’t referring to how easy it is to help the environment.<br />
Helping the world go greener can begin with you. Anything from purchasing the right appliances to changing out a light bulb can make a huge difference to both the world around you and even your pocketbook in the long run.</p>
<p>1. Reaching for the “stars”<br />
What is already in place in your home that could be a drain on energy? Is it that old refrigerator in the garage? Did you know that the Environmental Protection Agency (EPA) estimates that one older appliance (such as your trusty old fridge) can cost you as much as $150 more per year than an energy-efficient model?<br />
Here’s a sobering thought — if just 10 homeowners replaced their older appliances with EnergyStar®-qualified ones, it would be equivalent to planting 1.7 million new acres of trees. Plan a budget to slowly replace all your “energy hog” appliances with new energy saving models and you’ll thank yourself later on.</p>
<p>2. How hot is hot and how cold is cold?<br />
Turning down the thermostat in cold weather and inching it up during the warm months can save as much as 3-5 percent for each degree adjustment. In fact, as much as 60 percent of your energy bill may be heating and cooling related. Programmable thermostats can make the most prudent adjustments automatically during any 24-hour period but are grossly underused, according to Ron McClure. of the Pleasant Hill, Calif.-based California Home Energy &amp; Comfort Solutions, a company that sends inspectors to perform energy “audits” for homeowners or buyers.<br />
“About six out of ten households already have programmable thermostats but don’t use the automatic (programmable) function on them,” says McClure, “The first thing they do on a cold morning is head to the thermostat to warm up the place and by the time they are comfortable they head out the door without another thought..” he relates. Even if you remember to shut your heat off before you leave the house, however, McClure goes on to say that it costs more to reheat your home than to maintain the temperature with a properly programmed thermostat.<br />
Other low-cost energy saving tasks to look into:</p>
<p>Get some new clothes for your hot water heater by placing an insulating jacket around it (usually costs under $20) and outfit your pipes for even less.<br />
HVAC (heating, ventilation and cooling) changes can contribute even more – something as simple as cleaning your furnace’s air filter monthly during heavy usage times can make a big difference.<br />
Shade your east and west facing windows to prevent the most brutal heat intrusion during summer months. And if your house doesn’t already possess dual-pane energy-efficient windows, why not start replacing those windows slowly, but start with those that receive the most intense sun exposure first?<br />
Saving heat generating activities such as dishwashers and cooking until the evening hours can help you ease up on cooling costs as well as your local energy grid.<br />
Using ceiling fans to move air on low speeds (even if TV reality remodeling shows think they’re not fashionable) can permit you to push the thermostat in either direction, providing more circulation of either cool or warm air.</p>
<p>3. Water, water everywhere but not a drop to waste<br />
You may love the forceful flow of water at your faucets, toilets and showerheads, but did you know that installing aerators on them could cut your annual water consumption by more than half?<br />
And then there is the commode&#8230; Toilets installed 15 years ago use more than twice the amount of water than the newer low-flow models. Even if you have older toilets, however, you can adjust your float valves to permit a lower water flow into the tank.<br />
4. Going into the light<br />
Replacing your incandescent light bulbs with the EnergyStar®-rated compact fluorescent variety all over the house can save you $100 per year, according to the Partnership for Advancing Technology in Housing (PATH), a voluntary partnership between leaders of the homebuilding, product manufacturing, insurance, and financial industries. They calculate that if every family in the U.S. did this, greenhouse gas emissions would be reduced by one trillion pounds.<br />
True — buying new bulbs does take an initial investment, but even a recent ad by Starbucks in The New York Times that said if every person who received the newspaper switched one light bulb to a compact fluorescent light (CFL) bulb, it would be the equivalent of taking 89,000 cars off the road.<br />
5. Filling in the gaps<br />
Have you bothered to look around your attic space to see if all areas contain insulation? According to PATH, even a small area with limited or no insulation — or even insulation that has been damaged or compressed — can significantly decrease overall effectiveness. The U.S. Department of Energy says that adding insulation to the attic is relatively easy and very cost effective. To find out if you have enough attic insulation, measure the thickness of the insulation. If it is less than R-22 (7 inches of fiber glass or rock wool or 6 inches of cellulose), you could probably benefit by adding more. Most U.S. homes should have between R-22 and R-49 insulation in the attic.<br />
An &#8220;energy audit&#8221; may cost you anywhere from $159 to $359, according to McClure, but PATH figures that you can recoup the cost of the inspection in about a year by implementing the recommendations the audits can provide. Try PATH for a list of inspectors in your area.</p>

<p>This spring we have a clear and unambiguous opportunity to support a major local first movement, the development of local renewable energy production.</p>
<p>We currently purchase electric power outside of our area for $70 million a year. If we could produce just 10% of our power locally that would keep $7 million a year here locally to circulate in our community, and these candidates have the vision to help make this happen.</p>
<p>This concept is called CLEAN or Clean Local Energy Accessible Now, and it is being advanced as a way to bring local jobs and energy dollars to our La Plata County economy. This program is being championed by four candidates for the Board of Directors of our local electric utility co-op La Plata Electric Association.</p>

<p><strong>17 Reasons to be cheerful</strong></p>
<p>Today I&#8217;d like to share with you these great reasons for rational optimism. This has nothing to do per se with Durango Real Estate but it&#8217;s much more inspiring none the less. Matt Ridley has a website called rationaloptimist.com. I find his reasoning compelling and worthwhile &#8211; thank you Matt &#8211; you made my day! <p>And without further ado: 17 reasons to be cheerful &#8211; yea:</p>
<p>April&#8217;s Reader&#8217;s Digest carries an article based on excerpts from my book and an interview with me:</p>
<p>&#8220;The world has never been a better place to live in,&#8221; says science writer Matt Ridley, &#8220;and it will keep on getting better.&#8221; Today, in a world gripped by global economic crisis and afflicted with poverty, disease, and war, them&#8217;s fightin&#8217; words in some quarters. Ridley&#8217;s critics have called him a &#8220;denialist&#8221; and &#8220;shameful&#8221; and have accused him of &#8220;playing fast and loose with the truth&#8221; for his views on climate change and the free market.</p>
<p>Yet Ridley, 54, author most recently of The Rational Optimist, sticks to his guns. &#8220;It is not insane to believe in a happy future for people and the planet,&#8221; he says. Ridley, who&#8217;s been a foreign correspondent, a zoologist, an economist, and a financier, brings a broad perspective to his sunny outlook. &#8220;People say I&#8217;m bonkers to claim the world will go on getting better, yet I can&#8217;t stop myself,&#8221; he says. Read on to see how Ridley makes his case. Brilliant or bonkers? You decide.</p>
<p>1. We&#8217;re better off now</p>
<p>Compared with 50 years ago, when I was just four years old, the average human now earns nearly three times as much money (corrected for inflation), eats one third more calories, buries two thirds fewer children, and can expect to live one third longer. In fact, it&#8217;s hard to find any region of the world that&#8217;s worse off now than it was then, even though the global population has more than doubled over that period.</p>
<p>2. Urban living is a good thing</p>
<p>City dwellers take up less space, use less energy, and have less impact on natural ecosystems than country dwellers. The world&#8217;s cities now contain over half its people, but they occupy less than 3 percent of its land area. Urban growth may disgust environmentalists, but living in the country is not the best way to care for the earth. The best thing we can do for the planet is build more skyscrapers.</p>
<p>3. Poverty is nose-diving</p>
<p>The rich get richer, but the poor do even better. Between 1980 and 2000, the poor doubled their consumption. The Chinese are ten times richer and live about 25 years longer than they did 50 years ago. Nigerians are twice as rich and live nine more years. The percentage of the world&#8217;s people living in absolute poverty has dropped by over half. The United Nations estimates that poverty was reduced more in the past 50 years than in the previous 500.</p>
<p>4. The important stuff costs less</p>
<p>One reason we are richer, healthier, taller, cleverer, longer-lived, and freer than ever before is that the four most basic human needs-food, clothing, fuel, and shelter-have grown markedly cheaper. Take one example: In 1800, a candle providing one hour&#8217;s light cost six hours&#8217; work. In the 1880s, the same light from a kerosene lamp took 15 minutes&#8217; work to pay for. In 1950, it was eight seconds. Today, it&#8217;s half a second. In these terms, we are 43,200 times better off than in 1800.</p>
<p>5. The environment is better than you think</p>
<p>In the United States, rivers, lakes, seas, and air are getting cleaner all the time. A car today emits less pollution traveling at full speed than a parked car did from leaks in 1970.</p>
<p>6. Shopping fuels innovation</p>
<p>Even allowing for the many people who still live in abject poverty, our own generation has access to more calories, watts, horsepower, gigabytes, megahertz, square feet, air miles, food per acre, miles per gallon, and, of course, money than any who lived before us. This will continue as long as we use these things to make other things. The more we specialize and exchange, the better off we&#8217;ll be.</p>
<p>7. Global trade enriches our lives</p>
<p>By 9 a.m., I have shaved with an American razor, eaten bread made with French wheat and spread with New Zealand butter and Spanish marmalade, brewed tea from Sri Lanka, dressed in clothes made from Indian cotton and Australian wool, put on shoes of Chinese leather and Malaysian rubber, and read a newspaper printed on Finnish paper with Chinese ink. I have consumed minuscule fractions of the productive labor of hundreds of people. This is the magic of trade and specialization. Self-sufficiency is poverty.</p>
<p>8. More farm production = more wilderness</p>
<p>While world population has increased more than fourfold since 1900, other things have increased, too-the area of crops by 30 percent, harvests by 600 percent. At the same time, more than two billion acres of &#8220;secondary&#8221; tropical forest are now regrowing since farmers left them to head for cities, and it is already rich in biodiversity. In fact, I will make an outrageous prediction: The world will feed itself to a higher and higher standard throughout this century without plowing any new land.</p>
<p>9. The good old days weren&#8217;t</p>
<p>Some people argue that in the past there was a simplicity, tranquillity, sociability, and spirituality that&#8217;s now been lost. This rose-tinted nostalgia is generally confined to the wealthy. It&#8217;s easier to wax elegiac for the life of a pioneer when you don&#8217;t have to use an outhouse. The biggest-ever experiment in back-to-the-land hippie lifestyle is now known as the Dark Ages.</p>
<p>10. Population growth is not a threat</p>
<p>Although the world population is growing, the rate of increase has been falling for 50 years. Across the globe, national birth rates are lower now than in 1960, and in the less developed world, the birth rate has approximately halved. This is happening despite people living longer and infant-mortality rates dropping. According to an estimate from the United Nations, population will start falling once it peaks at 9.2 billion in 2075-so there is every prospect of feeding the world forever. After all, there are already seven billion people on earth, and they are eating better and better every decade.</p>
<p>11. Oil is not running out</p>
<p>In 1970, there were 550 billion barrels of oil reserves in the world, and in the 20 years that followed, the world used 600 billion.</p>
<p>So by 1990, reserves should have been overdrawn by 50 billion barrels. Instead, they amounted to 900 billion-not counting tar sands and oil shale that between them contain about 20 times the proven reserves of Saudi Arabia. Oil, coal, and gas are finite, but they will last for decades, perhaps centuries, and people will find alternatives long before they run out.</p>
<p>12. We are the luckiest generation</p>
<p>This generation has experienced more peace, freedom, leisure time, education, medicine, and travel than any in history. Yet it laps up gloom at every opportunity. Consumers do not celebrate their wonderful field of choice and, according to psychologists, say they are &#8220;overwhelmed.&#8221; When I go to my local superstore, I do not see people driven to misery by the impossibility of choice. I see people choosing.</p>
<p>13. Storms are not getting worse</p>
<p>Not at all. While the climate warmed slightly last century, the incidence of hurricanes and cyclones fell. Since the 1920s, the global annual death rate from weather-related natural disasters (that is, the proportion of the world&#8217;s population killed rather than simply the overall number) has declined by a staggering 99 percent.</p>
<p>The killing power of hurricanes depends more on wealth than on wind speed. A big hurricane struck the well-prepared Yucatán in Mexico in 2007 and killed nobody. A similar storm struck impoverished Burma the next year and killed 200,000. The best defenses against disaster are prosperity and freedom.</p>
<p>14. Great ideas keep coming</p>
<p>The more we prosper, the more we can prosper. The more we invent, the more inventions become possible. The world of things is often subject to diminishing returns. The world of ideas is not: The ever-increasing exchange of ideas causes the ever-increasing rate of innovation in the modern world. There isn&#8217;t even a theoretical possibility of exhausting our supply of ideas, discoveries, and inventions.</p>
<p>15. We can solve all our problems</p>
<p>If you say the world will go on getting better, you are considered mad. If you say catastrophe is imminent, you may expect the Nobel Peace Prize. Bookshops groan with pessimism; airwaves are crammed with doom. I cannot recall a time when I was not being told by somebody that the world could survive only if it abandoned economic growth. But the world will not continue as it is. The human race has become a problem-solving machine: It solves those problems by changing its ways. The real danger comes from slowing change.</p>
<p>16. This depression is not depressing</p>
<p>The Great Depression of the 1930s was just a dip in the upward slope of human living standards. By 1939, even the worst-affected countries, America and Germany, were richer than they&#8217;d been in 1930. All sorts of new products and industries were born during the Depression. So growth will resume unless prevented by wrong policies. Someone, somewhere, is tweaking a piece of software, testing a new material, or transferring the gene that will make life easier or more fun.</p>
<p>17. Optimists are right</p>
<p>For 200 years, pessimists have had all the headlines-even though optimists have far more often been right. There is immense vested interest in pessimism. No charity ever raised money by saying things are getting better. No journalist ever got the front page writing a story about how disaster was now less likely. Pressure groups and their customers in the media search even the most cheerful statistics for glimmers of doom. Don&#8217;t be browbeaten-dare to be an optimist!</p>

<p>The market here has bottomed and we are seeing some price increases. Loan rates are at historic lows we may never see again. During this first quarter, we have seen more homes go under contract than we have seen in years.</p>

<p><strong>Did you see the Sunday Paper! Front page news &#8211; &#8220;It&#8217;s a good time to buy a house&#8221;. </strong></p>
<p>I&#8217;m definitely seeing things heat up in Durango. I have a client who is looking to buy, we looked at a bankowned home last week (under $200,000), the second day it was listed and they said they&#8217;d look at offer after one week. Now there are three offers and the &#8220;highest and best&#8221; one wins. That&#8217;s a sure sign of the market turnaround being here when well-priced properties are fetching multiple offers.</p>
<p>And &#8211; since I&#8217;m working on upgrading the website I was looking through some or our previous blog posts and came across this one &#8211; as relevant as ever&#8230;</p>
<p>It is an awesome Buyer&#8217;s Market and everything is &#8220;on sale&#8221;, in Durango and beyond! But the clue is &#8211; you&#8217;ve got to buy something.</p>
<p><strong>It’s ONLY A Buyers Market If You ACTUALLY Buy!!!</strong><br />
One of my friends called me the other day and in an excited voice declared, “I think I might need to look at houses…It’s a GREAT time to buy a house right now, you know!”</p>
<p>I”ve been preaching that all year, but hey, no one listens to me… I said, “Really? What makes you think that?”</p>
<p>“Well. I have a friend who just got a fantastic deal on a house and I think it might be time for me to think about looking!”</p>
<p>Ok, so which part of what I have been saying for months now did she miss? Apparently, the same part that ALOT of buyers are missing.</p>
<p>It’s been on TV; it’s been on the radio; it’s been in print and on the web…where hasn’t it been if you’re a professional Realtor and tuned in to everything real estate ever since they first uttered the words U.S. HOUSING CRISIS!</p>
<p>But here’s the thing… if you are just another economic-shell shocked human being wondering what happened while you were busy enjoying the last twenty years of your life, it may well BE the first time you are realizing it! After all, we all know sellers who still don’t seem to understand that a buyer’s market means that they, too, will not be seeing the profit from the sale of their home that their neighbors saw last year. What in the world makes us think those same folks are out there telling their friends and relatives that they just heard it’s a great time to buy a house!</p>
<p>Its human nature to think that, as long as your world doesn’t seem to be terribly different, then all those problems THE MEDIA is describing must be happening to other people! After all, if you hadn’t really saved that much for retirement, you might not notice that 401Ks everywhere have become 201Ks. If you’re just getting started thinking about long term career goals, job loss statistics are probably lost on you. And if your friends and family don’t have to sell their houses any time soon, you may not have heard that the prices sellers are getting for their homes are easily 10 to 20 to (gulp) 50% less (depending on where you are) than last year’s sellers got for their homes. Just as this past presidential election cycle was the longest in recorded history, so too, it seems to many of us, is the recovery from the housing crisis. But if you don’t vote…or don’t want to buy a house…who cares? It’s only a Buyer’s market if you actually BUY!</p>
<p>Let’s face it, those of us in the business are fully aware that we are in the army now…if we, as professional Realtors, can get some of this housing inventory sold, we will have begun to win the battle that will lead to winning the war! And if we can win the war to get the housing market back on track, we will win the war to get the whole U.S. economy back on track! We are the key! (How’s that for a pep talk?!)</p>
<p>So what do Realtors have to do to get buyers to see that this is serious business? The government is anteing up $8000 in tax credit to get some of you moving. In fact FHA is getting ready to let you use that $8000 as part of your down payment…without having to wait until after closing! Combine that with unbelievable, never before seen, never again to be seen in this lifetime, interest rates (which, by the way, are just as fantastic for those of you who don’t qualify for the tax credit) and you guys should be fighting to get on my schedule to look at homes! I mean full on, no holds barred, hair pulling,fighting!</p>
<p>Oh, I know you’ve called me and we’re trying to get together…but, what with your vacation and all…how ‘bout next month? I even know a lot of you are working with other agents because you’re looking at my listings and you’re even having your agents call me to see if anybody else is looking at the house you like. But what’s up with having your agent write up a preliminary offer, spend days verbally sparring with me and my seller before reaching a tentative agreement, and then I don’t see another thing in writing from you for two weeks?</p>
<p>Buying a home is not a spectator sport! It is a major and serious step toward achieving the American Dream. You’ve heard of that haven’t you? That’s when you get a pretty little piece of dirt with a cozy little roof over your head to come home to after a hard day at work! A place to call your very own and nobody (well except f or the HOA, and, of course, your Realtor when it’s time to sell) can tell you what to do there! It’s a place where you can paint the walls any color you want, invite friends over whenever you feel like it or get a puppy!</p>
<p>Give us poor Realtors a break… we’ve done all the work already, helping our sellers see that they need to provide you with a home in really great condition and at a really great price (no they aren’t happy about that last one but THEY trust us.) How can you go wrong?</p>
<p>So, my friends, we are here for you! We promise to show you opportunities you won’t believe are available! I promise to walk you through the process every step of the way and answer ALL your questions and teach you really COOL stuff about home ownership! I’m telling you there is a SALE, a REALLY BIG SALE on real estate right now and you shouldn’t miss it!</p>

<p>Valentine&#8217;s Day for Real Estate: Trulia Says More Love for Home Owners</p>
<p>In a bit of Valentine&#8217;s Day pseudo-science (don&#8217;t shoot the messenger), Trulia surveyed men and women on their preferences in homeownership, styles of homes, amenities, and those same qualities they find attractive in potential dates.</p>
<p>The number of women stating that they preferred a man who owned a home was more than 15 times the number that preferred a renter. For men, the number who preferred a female homeowner was about six times the number who preferred a renter.</p>
<p>The study also found that although men and women had only slightly different preferences in home attributes, women had far more opinions. Female respondents chose far more home features as &#8220;important&#8221; to them as men did.</p>
<p>From the recap on the RealtorMag site:</p>
<p>&#8220;Home owners trump renters when it comes to finding someone to date, according to a new survey of 1,000 single people. More than a third of women and 18 percent of men would rather date a home owner than a renter, according to the survey, which was conducted on behalf of Trulia.</p>
<p>On the other hand, only 2 percent of women said they’d prefer to date a renter, while 3 percent of men said they’d prefer a renter.</p>
<p>Not only do both sexes prefer home owners, but they also prefer you live alone. Sixty-two percent of the singles surveyed said they prefer to date others who live alone and have no roommates.</p>
<p>And while the number of young adults who have moved back in with their parents has skyrocketed in recent months due to economic hardships, less than 5 percent of the singles surveyed said they would date someone living in their parents&#8217; home.</p>
<p>What home qualities are the many singles who prefer ownership to renting most drawn to? The top vote-getters were the master bath, walk-in closets, and gourmet kitchens. They also gave high ranks to hardwood floors, outdoor decks, and home theaters.&#8221;</p>

<p>Book Review: &#8216;The Smartest Money Book You&#8217;ll Ever Read: Everything You Need to Know About Growing, Spending and Enjoying Your Money&#8217; Author: Daniel R. Solin</p>
<p>Today&#8217;s post-recession, pro-consumer, anti-bank zeitgeist reflects a dramatic sea change in the world of personal finance advice. Gone are the days when the cable TV pundits whose eyes bulge as they holler hysterics about what, when and whether to buy, sell or hold are taken seriously as anything but entertainment.</p>
<p>All the rules of thumb (e.g., owning a home is good) have been revised and nuanced (e.g., owning a home is good if X, Y and Z, but renting makes more sense if A, B and C).</p>
<p>And there&#8217;s also been a sea change in how this advice is delivered. Instead of a once-weekly column in the local paper by a financial writer, these days there is a steady stream &#8212; flood, even &#8212; of advice-blog posts written by actual financial advisers and delivered in short, simple chunks right-sized for today&#8217;s shrunken attention spans.</p>
<p>Daniel R. Solin is one such expert/blogger, and uses the same pithy style, linking to complementary online resources as he does in his advice columns on HuffingtonPost.com and USNews.com in his new book, &#8220;The Smartest Money Book You&#8217;ll Ever Read: Everything You Need to Know About Growing, Spending and Enjoying Your Money.&#8221;</p>
<p>Here are four of Solin&#8217;s smartest financial do&#8217;s and don&#8217;ts:</p>
<p>1. <strong>Don&#8217;t</strong> t<strong>ry to play the market</strong>. Solin practically pleads with readers not to base their housing or stock market investment decisions on their guesses as to whether the market will rise or fall, and when.</p>
<p>On real estate, Solin says to get aggressive about building equity by making conservative mortgage decisions and extra payments, when possible, rather than trying to sell at the top of the market and buy at the bottom.</p>
<p>And when it comes to the stock market, Solin exhorts readers: &#8220;Don&#8217;t just do something &#8212; stand there!&#8221; Solin repeatedly cites historical evidence that simply getting and staying in the market yields better results in the long term than what he calls &#8220;hyperactive&#8221; investing.</p>
<p>2. <strong>Do consider other options to a reverse mortgage to access fast cash in retirement</strong>. &#8220;Smartest&#8221; offers loads of Solin&#8217;s advice for retirees whose portfolios, plans and bottom lines have been adversely affected by the recession.</p>
<p>Rather than seeing a costly, legacy-draining reverse mortgage as their first resort for access to large amounts of cash, Solin first cautions retirees to get serious about whether anything but health, food and shelter are truly needs vs. wants (note: helping your children is not a need, in his book) and lists a number of more attractive, but less commonly considered options for accessing cash, including a &#8220;regular&#8221; home refinance or loan against a 401(k) or cash value life insurance policy.</p>
<p>3. <strong>Don&#8217;t confuse salespeople for financial advisers</strong>. Calling the investment industry &#8220;friend and foe,&#8221; Solin points out the sobering truth that 95 percent of actively managed funds fail to equal or beat their market indexes, yet the fees for investing in actively managed funds tend to be several times more expensive than for index funds, eroding whatever returns investors in active funds do attain.</p>
<p>Solin urges readers to be aware of the difference between an investment broker, who he says is more accurately described as a salesperson; and a financial adviser, who can take a look at your life and your money and help you set goals, pick low-fee investments, rebalance your portfolio, manage your tax exposure and manage your emotions.</p>
<p>Solin recommends that readers put together a trusted team including an estate planning attorney, a certified public accountant (CPA), and fee-only (i.e., not commission-based) investment and insurance advisers.</p>
<p>4. <strong>Do shop around</strong>. Solin likens our monthly income and expenses to our body&#8217;s metabolism. In the same way we gain weight over the years by consuming calories on autopilot, we can lose cash by having our insurance, investment and other expenses auto-debited, making it highly unlikely that we&#8217;ll notice when fees and bills rise.</p>
<p>Solin advises checking in on these items at regular intervals, and shopping around to see whether we can find a better deal.</p>
<p>&#8220;Smartest&#8221; makes a great effort to be comprehensive in terms of covering every area of financial life, but it doesn&#8217;t actually go deep enough to be the only book you need. Rather, it is a great start at giving you the rationale for getting motivated to grow up and get serious about your finances, and provides you with a primer and a road map for the work ahead of you.</p>
<p>With 40-plus chapters averaging a couple of pages in length each, &#8220;Smartest&#8221; feels rather like a collection of Solin&#8217;s blog posts; this will leave some readers hungry for more depth and detail, but will certainly appeal to many others who cringe at the density of a more traditional personal finance title.</p>
<p>To its credit, &#8220;Smartest&#8221; also does a good job of pointing out where you can find tools to execute Solin&#8217;s recommendations or learn more about a given subject online, mostly on the wildly popular and free, do-it-yourself money management platform Mint.com.</p>
<p>Generally, &#8220;Smartest&#8221; is written in plain English &#8212; though its approach is a tad bit imbalanced, getting a little bit in the weeds and detailed in the sections of his particular expertise and borderline vague and oversimplified in others.</p>
<p>However, if you are looking to start your proactive financial planning up again, after the trauma of the recession, or if you are just taking control of your finances for the first time, &#8220;Smartest&#8221; is a smart choice for the starter book you need to put your own personal money train in motion.</p>
