April 20th, 2010 – Durango Real Estate Market Update and 1st Quarter Statistics

Durango Real Estate is looking up again, as both the 1st quarter home sales statistics for 2010 and current sale pending numbers show.  

First, here is an excpert of the press release of the Durango Area Association of Real Estate on the 1st quarter real estate sales statistics (click here for the full article and statistics)  

The first quarter is being compared to the same quarter over the last 3 years. For the  

second consecutive quarter, the La Plata County residential market has improved with a  

higher number of transactions and an improved median price. Total residential  

transactions in the County for the 1st Quarter of 2010 were 131 compared to 79 last year,  

a 66% increase. The median price increased from $275,600 to $306,100….. click here for more   

Now for the weekly update blog 

In the last 10 days (April 10th through 20th) there were 19 sales in Durango and Area ranging in price from under $100,000 for a mobile home with no land to $670,000 for an Edgemont Ranch Custom Home. Here a link to recent sales.   

There are 23 homes that went under contract (sale pending) in the past 10 days, ranging in price form  $100,000 to over $4 Million . Click here for homes recently under contract. Thats a good indication that sales are increasing.   

During the last 10 days we have seen over 100 new listings. Spring is traditionally the time where most Durango homeowner put their homes on the market. I think this is a good sign and a fun time to be looking for a new house and a good deal! Here is a link to all recent new listings (minus land listings)   

We have two great new listings at Blue Ribbon, a relocation listing at almost $100,000 less than the recent purchase as well as a bnicely remodelled intown duplex which rental potential (live in one side and rent out the other?). Click here for more details.
